Is this an agency-standard clean?+
Yes. This is the clean the big agencies book themselves. We have worked with agencies like Foxtons, Hamptons and John D Wood for over a decade, and we have helped agents compile the very cleaning specifications tenants are asked to meet.
Can you work around access and keys?+
Yes. We can collect keys from a nearby agency if no one is on site, and sort access through the booking. Just tell us the arrangement.
Can you do the clean and the check-out together?+
Yes. One call books both and we sequence them properly, clean first then inspection, on your dates. If our clerk flags a cleaning issue, we come to you and put it right rather than quietly signing off our own work.
How quickly can you turn a property around?+
Where we have availability, we work to your changeover dates, and properties with a tenant about to move in go to the front of the queue. If you cannot see the slot you need, email us and we will do our best.
Inventories
How quickly do I get the report?+
Within two working days of the visit, sent to all parties for review and signature.
Can I forward the report to my landlord as-is?+
Yes. One format across every property, forwardable to landlords with no rewriting or explaining.
What is not covered?+
Our clerks are not experts in fabrics, art or antiques, and the inventory is not a valuation or structural survey. Appliances are checked for power and appearance, not tested. Full scope is in our terms.
Electrics
Do I legally need an EICR?+
Yes. In England a landlord must have a satisfactory EICR in place for every tenancy, under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020. A local authority can impose a financial penalty of up to £30,000 for non-compliance.
How often does the EICR need renewing?+
At least every five years, and before a new tenancy if your current certificate has expired. If a report comes back with an earlier recommended date, we work to whichever comes first.
What happens if the EICR is unsatisfactory?+
We carry out the remedial works arising from the report and give you written confirmation once it meets the standard. The regulations expect remedial work within 28 days, or sooner if the report specifies, so we move quickly.
What is PAT testing, and do I need it?+
Portable appliance testing checks any appliances you supply with the property, such as a kettle, washing machine or lamp. It is not required in the same way as an EICR, but it is a straightforward way to show the appliances you provide are safe.
Do you do general electrical repairs?+
No. We handle three things only: EICR inspections, the remedial works arising from an EICR, and PAT testing.
Who carries out the work, and how fast do I hear back?+
NICEIC registered electricians. We explain what the report found in plain English, and you get an update within one working day.
