Will this clean satisfy my agent?+
This is the clean the big agencies book themselves. We have spent over a decade working with agencies like Foxtons, Hamptons and John D Wood, and we have helped agents compile the very cleaning specifications tenants are asked to meet. We are not guessing what your agent needs. We helped write it.
What do I need to do before the clean?+
Move out fully. Take all belongings and rubbish with you, or the agent may charge a removal fee. The property needs to be empty when we arrive.
When should the clean happen?+
Ideally the day before your check-out, so there is a full day to make sure everything is done properly. If not, we recommend a morning clean followed by an afternoon check-out.
What if the inventory clerk flags something?+
Tell us within 14 days of the clean. If we missed it, we come back and put it right at no charge, aiming to be back within one working day. That is the Lynch Guarantee, in writing.
Inventories
Do I need to arrange the inventory myself?+
Usually not. The check-in and check-out are normally instructed by your landlord or agent. But if you want your own independent record, you can book one with us directly.
What happens at the check-in or check-out?+
A clerk records the property's condition and contents room by room, with photographs. At check-in you review it, comment if you wish, and sign. At check-out it is compared against that record. You get a copy either way.
Do I have to be there?+
You do not have to be present, though you are welcome to be. Either way you receive the report to review and sign.
What if I disagree with something in the report?+
Add your comments directly on the report. Everything you note is visible to all parties in the same place, so it is on record.
Can I book an independent inventory myself?+
Yes. If you want your own record of the condition at the start or end of a tenancy, you can book an independent inventory with us directly. Some relocation agents arrange this for their clients too.
How do I get my report?+
It is sent to you on a shareable link within two working days of the visit, to review, comment on and sign.
